What does an electrician actually check in an EICR?

By Kevin Holloway
EICR specialist in a flat kitchen in Chatham, Kent

The Electrical Installation Condition Report (EICR) is a series of inspections and scientific tests that help registered electricians gauge the safety of your electrics and its suitability for continued use. It is much like an MOT for your electrical installation.

At Techmeisters Ltd, we take the EICR seriously. Our inspection process involves multiple checks, including a thorough examination of the fuse board and an overall look around the property to identify any potential issues. We also check for earth bonding to the conductive water and gas pipes to ensure that they are properly connected.

Whilst the minimum sampling standard is 20%, We recommend opening up at least 80% of all electrical sockets, light switches, light fittings, shower and shower isolators, cookers, immersion heaters, and other electrical components. Why? Because if a property has never been looked at for 15 years, and only 20% having recently been checked, you're still left with 80% that hasn't been checked for 15 years. An 80% sampling rate to give the property a true once-over, not just a passing glance.

During our inspection, we compare what we see with the minimum standards as dictated by BS7671, the wiring regulations. BS7671 is a world-class British Standard, now in its 18th edition. The first edition came out circa 1882 and was one page long. The current standard is approximately 600 pages long and has been developed over time to reflect changes in technology and society, as well as to address unfortunate fatal incidents.
